Coating or tear-off?

Skymap Roofing and Exterior assesses existing commercial roofs from its office in Bowling Green, Kentucky, and coats the ones that are good candidates for it. A coating goes over the roof you already have. A tear-off removes it down to the deck and starts again. Which one fits depends on what's under the surface.

Most of the coatings we apply are CertainTeed acrylic coatings.

A coating may make sense when

  • The deck and insulation are mostly dry.
  • The roof leaks in specific places, not everywhere.
  • Seams or fasteners are failing, but the membrane or metal is still sound.
  • You want to put off a full replacement.

A tear-off is usually the answer when

  • A lot of the insulation is wet.
  • The deck is damaged or sagging.
  • The roof already has the maximum number of layers.
  • The membrane has failed across the whole roof.
